Selling Your West Seattle Home
The outcome of your home sale is determined before the listing ever goes live. I project-manage your home's prep with contractors I have vetted. We position your home based on timely market data, and market it with professional photo, video, drone, 3D tour, and print. I specialize in West Seattle and I sell homes across King, Pierce, and Snohomish Counties.

My selling process
Prepare, Price, Promote, Protect
Four steps, the same on every listing, so you always know what happens next.
Prepare
We decide which repairs and updates are worth the money, then line up the contractors and keep the work on schedule.
- A pre-inspection of your home with a punch list of what to fix, what to update, and what to leave alone
- Bids from painters, handymen, cleaners, and landscapers my team has worked with and vetted
- My team stands in for you with the contractors and checks the work
Price
I analyze and present the recent sales, active competition, and pending deals around your home so we set a price with real numbers behind it.
- Every comparable sale I used, so you can follow how we got to the number
- A look at the homes buyers will compare yours to the week you list
- A pricing plan for the first two weeks on the market
Promote
Every listing gets high-resolution photography, video, drone photos, and a 3D tour, condos included, plus print pieces. I write the listing copy to maximize exposure on Google and AI search platforms. Your home will show up on every major consumer-facing website (Redfin, Zillow, Realtor.com, etc.).
- Professional photos, video, drone, and a 3D tour
- Print pieces for showings and open houses
- Listing remarks written for Google and AI-powered home search
- Direct email to agents whose buyers match your home
Protect
I negotiate the offers, and my team manages the contract, inspections, and deadlines in-house through closing.
- Offer review side by side: price, terms, and how likely each one is to close
- Negotiation by a Certified Negotiation Expert, from offer to inspection to appraisal
- Contract, deadlines, and paperwork tracked in-house until the keys change hands

Contractors on standby
I have painters, handymen, cleaners, landscapers, and other trades on speed dial: people I know, like, and trust, and have worked with before. I often gather multiple bids so you can compare, and you make the final call.
From there, my team and I stand in for you with the contractors, keep the work on schedule, and check that it was done right.

What sellers say
First-time sellers★★★★★"This was our first time selling a home, and working with Gunnar was an amazing experience. He is professional, prompt, and responsive. He walked us through every step of the process."
Sold and bought★★★★★"My wife and I were selling our condo in Issaquah and looking for a new home in the Lacey/Olympia area, we used Gunnar on both transactions and we would never use anyone else. He left no stone unturned when it came to finding us the perfect home and did a fantastic job of selling our condo for well over list price."
Home seller★★★★★"He responds promptly to emails/texts/calls. He made selling my house so much easier. He was able to arrange for my furniture that I didn't sell to be donated to a good cause."
Questions sellers ask
How do you decide what my West Seattle home is worth?
I start with recent sales of similar homes nearby, then compare your home's condition, size, view, and updates to the homes you'll compete with today. I weigh market data with what I am seeing "boots on the ground." Ultimately, you make the final pricing decision. My job is to provide you the right data and information to make the decision that is best for you.
Should I fix up my home before I sell it?
Usually some, rarely all. Paint, cleaning, small repairs, and yard work tend to pay for themselves. Big remodels often don't. We walk through your home together and decide room by room what is worth the money.
What does it cost to sell a home in Washington?
The main costs are the brokerage fees you agree to in writing, the Washington real estate excise tax, title insurance, escrow fees, and any prep work.
How long does it take to sell a home in West Seattle?
It depends on price, condition, and the season. Prep usually takes two to four weeks, time on the market varies, and closing typically takes about 30 days after you accept an offer.
Do I have to be out of the house for showings?
It works best if you are. We set a showing schedule that fits your life, and most of the traffic comes in the first two weekends.
